The Challenge: Heritage Restrictions & Crumbling Infrastructure

While the original clubhouse was steeped in local history, the building itself had reached the end of its functional life. Lacking adequate modern foundations, suffering from rising damp, and deteriorating structurally, it could no longer serve the growing needs of the club’s members or host community events safely.

 

The site also presented strict planning and logistical considerations:

  • Located within a protected Conservation Area.
  • Situated on church land directly adjacent to a Grade II listed building, for added complexity.
  • Surrounded by close residential homes who required minimal disruption throughout the project.

Managing the project from sub-structure excavation through to final internal decoration, Top Grade Build delivered a complete turnkey solution:

  • Precision Structural Engineering: Poured brand-new, reinforced foundations engineered to protect the surrounding terrain and adjacent historic structures.
  • Expanded Footprint: Constructed a new timber and brick superstructure offering over 25% more internal floor space than the original facility.
  • Light-Filled Event Space: Designed around expansive glass elevations and high ceilings, flooding the interior with natural light and opening up panoramic views across the bowling green.
  • Complete Internal Fit-Out: Deployed our full in-house specialist team—electricians, plumbers, carpenters, and decorators—to install commercial kitchen facilities, modern sanitaryware, bespoke joinery, and durable flooring built for heavy footfall.
  • Neighbour & Community Sensitivity: Maintained strict noise controls, scheduled delivery windows, and proactive communication to ensure complete harmony with local residents and church representatives.
