What types of projects do Top Grade Build take on?2025-10-25T22:23:06+01:00

We specialise in high-quality home renovations, kitchen and bathroom refurbishments,
loft conversions, rear and side extensions, and full-property remodels. Whether your
home is a heritage period property where features need protecting, or you’re after a
sleek modern interior, we have the team to deliver an exceptional result.

Do I need planning permission before contacting Top Grade Build?2025-10-25T22:22:31+01:00

No. We’re happy to advise you early in your planning. We can also work alongside your
architect or help you with the process if needed.

When should I start planning my building project?2025-10-25T22:21:54+01:00

It’s best to begin planning at least 3-6 months in advance, especially if your project
needs planning permission or structural design input.

How do you ensure quality finishes?2025-10-25T22:59:06+01:00

We take great pride in delivering premium finishes with careful attention to detail. You
can view the standard of our work on our project portfolio  or Instagram

Do you use subcontractors?2025-10-25T22:51:57+01:00

Only very occasionally, if a particular task within a project needs some additional hands
involved. Then we partner with teams that we have long-standing relationships with,
expert tradespeople who share our high standards to complete that specific building
task.

How long has Top Grade Build been in business?2025-10-25T22:58:35+01:00

We’ve been delivering high-quality building projects for over 20 years, and established
independently as Top Grade Build in 2019.

What skills are covered by the Top Grade Build team?2025-10-25T22:49:50+01:00

Our in-house and trusted team includes carpenters, electricians, plumbers, decorators,
roofers, bricklayers, and more. From scaffolding to finishing touches, every trade is
covered.

How much do you charge?2025-10-25T23:03:21+01:00

In terms of pricing we are transparent at the quote stage as much as possible, being
clear about labour costs, materials costs, provisioning for things like scaffolding, toilet
facilities for the team, skips etc. However, every job is different, with its own set of

conditions and own visions from the clients about the end result which makes it difficult
to provide price for a home extension like a price list.

How do you communicate during a project?2025-10-25T23:02:32+01:00

Clear communication is key. You’ll be kept updated throughout, with regular check-ins
and always someone available to talk to if needed.

Can I supply my own materials or fittings?2025-10-25T23:01:54+01:00

Yes, we’re happy to work with your preferred suppliers or can source trusted materials
on your behalf. Usually we supply all building materials as part of the extension project,
but tiling, flooring, bathroom or kitchen finishes are chosen by and provided by you, we
will work closely with you to manage timings of when those decisions need to be made
to minimise any risk to the project completion timelines.

Are quotes fixed or subject to change?2025-10-25T23:01:10+01:00

We aim to be as transparent and accurate as possible. Any changes or additions during
the project are discussed and agreed before being actioned. Sometimes on a home
renovation project the design features that our clients want changes, and this can incur
additional costs, or the build conditions aren’t as expected until we start peeling back the
layers.

How does the quoting process work?2025-10-25T23:00:22+01:00

We’ll usually begin with a site visit to understand your goals and assess the scope. If
you have them at that stage we’d ask for your plans to consider. You’ll then receive a
detailed quote outlining the work, timelines, and any provisional allowances.

Will I need to move out during the works?2025-10-25T23:05:46+01:00

Not always. We work to keep disruption minimal and will discuss arrangements with you
based on the project size and scope.

How long do projects usually take?2025-10-25T23:04:58+01:00

Every home is different, but we’ll give you a clear estimate up front and keep you
informed of progress throughout.
